Rates

  • Rooms are sold at rates listed below.  JTB&B  is not a Bed and Breakfast,  We do not offer a breakfast option, .  New rates as of Jan 1, 2021 are as follows.
  • Unit # 1 Hunters King (Two bedroom one bath unit).  Rate based on number of guests.and if using both bedrooms  accommodates up to 2 adults only.   1 adult per room. This unit is NOT offered for more than 2 people. 
  • 2 guests (both bedrooms) – 175.  2 guests (one bedroom)– 165.00.
  • Unit # 2 Master suite – No breakfast rate at 155.00 per night.
  • Unit # 4 Carriage House – No breakfast option 125.00 per night
SECURITY CAMERAS: JTB&B TAKES SECURITY VERY SERIOUSLY.  Security camera’s are located in multiple locations outside like any other hotel.  additionally there are cameras in the formal Parlor, dinning area and porch.  Ring camera at entrance exterior.  These measures are for the safety of our property, ourselves, and above all else our guests.  As a Boutique Hotel please note you are NOT renting the entire property, only individual spaces within eath building, .

First time arrivals must be scheduled with your host IN ADVANCE.

Please read these Policies and Procedures… although we encourage any questions or feedback this may answer any upfront question you may have.

Parties

No parties, JT B&B is not a venue and does not host parties of any kind.  This includes wedding parties, birthday parties or baby showers.  This property will house 8 guests  Two adults per unit. .  No visitors inside the property. Showers are limited to registered guests only, no exceptions.

Keep Front door Locked at all times!  This is very important for the safety of every guest. Do not leave door open while loading or unloading car.  Guests are welcome to use porch to hold belongings for this purpose.

There are six (6) steps to enter the home as the home is pier and beam built 5 feet above the ground. No ramp available.  

Rates

Breakfast Option

Breakfast options are not available.  JTB&B (John Thomas Bed and  Bath) is NOT a Bed and  Breakfast.  If you are looking for a breakfast option stay please try Hamilton House Inn on Trenton Street in West Monroe.

Our rates may vary depending upon season, holidays, and length of stay. Rates can change without notice and are subject to availability. All taxes (14.5%) and fees are included with the quoted room rates. The Breakfast Is no longer available. If you’re looking for a breakfast options stay we can make Recommendations elsewhere.

Deposits and Cancellation

Entire cost of room with tax is required at time of booking to reserve your room. If you must cancel your stay, your entire deposit will be refunded up to 7 days prior to reservation date No refunds will be granted within the 7 days of reservation unless room can be re booked, at which time a 80% refund will be returned or credited. All cancellations must be in writing email or text.  Please allow up to five days for eligible refund.

Payment Method

We accept VISA, MasterCard, Discover, American Express, Diners Card, & cash.  We do not accept out of state personal or business checks. Payment/remaining balance is due in full at time of reservation.

Check In/Check Out

Check in time is 2pm to 10 PM and MUST be scheduled in advance as a first time guest within a 15 minute window.  Check-out time is 12 noon no exception (late check-out is NOT an option).  Repeat guests will be given detailed self check-in instructions.  First time arrivals MUST be scheduled in advance on the day of.  Please communicate an initial ETA with changes as needed no later than 10PM arrival.   There is no receptionist staffed; please inform us of your expected arrival time so someone will be available to greet you.  If you do not communicate we consider guests a “no show” after 6 P.M. and reservation cancelled, resulting in a forfeit of your deposit.. Same day reservations are no longer available after 6 PM

Room

Unit 1 includes King and queen size beds with private bath/shower accommodates 2. this unit is also offered as a 1 bedroom (King) 1 bathroom at a lower rate accomodating 2 adults. Unit 2 Queen sized bed private bath with ball and claw foot tub/shower accommodates 2. Unit 4 Carriage House is a queen bed for 2 adults with walk in shower no tub.  There is no refund for checking out earlier than the number of days agreed at time of booking. There are no refunds due to weather.  Keep all your personal belongings in your personal space.   Keep room door locked.   Please be fully dressed before exiting your unit,  NO VISITORS ON PROPERTY.  Sorry,  no exceptions., No late checkouts offered.  With a checkout as late as 12 noon we do NOT offer anything beyond.  No loud noise, and NO lingering  in common areas.  These shared spaces are to be used for coming and going only

Age Restrictions

JT B&B is unable to accommodate small children. Guests under 18 years old must be accompanied by an adult at all times. No children under the age of 16.   Government issued ID may be required at time of check in

Smoking

JT B&B is SMOKE-FREE. Smoking is allowed only on the front porch, or patio outside Carriage House Unit 4

Pets

Sorry, although  we do not allow pets at JT B&B. as an owner occupied property with shared common space with less than 5 units we have a strict NO ANIMALS policy. 

Special Needs

All guests are asked to be as quiet as possible during your stay as not to disturb other quests.

There is complimentary coffee, sodas and snacks for guest located in your room. Please keep spirits brought with you limited to your room.  Keep your space tidy.  No daily house keeping available. 

Parking is available in the private driveway for carriage house guests only.   Street parking in front of the house or across the street in the parking lot is available for Main House guests.. Please lock your vehicle. Although we are in a safe neighborhood precautions are always necessary. JT B&B is not responsible for your vehicle or belongings left in them.

In House Restrictions

JT B&B is an owner occupied property.  Your host lives on the second floor of the Carriage House.  The Main House is built approximately 5 feet above ground and no ramp.  Guests are not charged a cleaning fee and expected to keep your space tidy.  cleaning supplies are available under the vanity in each unit to clean your own dishes.  Dispose of any unwanted left overs or food containers in the garbage bin outside (located in the driveway).
